This project involved the construction of a new headquarters building for Clear Choice Health Plans in Bend, Oregon. Clear Choice, now part of PacificSource, wanted an energy efficient and environmentally friendly office building with room for growth. The 78,000sf four-story building was one of the first in Central Oregon to be certified LEED Gold.
Scope: Commissioning was intended to satisfy LEED Fundamental and Enhanced commissioning requirements. Services included review of Owner’s Project Requirements, Basis of Design, construction documents, and submittals. Additionally, submittal review, equipment installation verification, functional testing, training verification, O&M manual review, systems manual, and 10-month warranty review were provided.
Commissioned systems included HVAC, controls, domestic hot water, lighting control, and a snow melt system. A notable contribution was determining the snow melt system was frequently heating the ground even when no snow or ice was present.
